00:00:18:14 - 00:00:23:07 Alex So if you want to start us off by giving me your name and talk about where you're currently living.

00:00:23:09 - 00:00:30:08 Rob Sure. I'm Rob Mitchell and I live in Rutherford County, Tennessee, and my hometown is Murfreesboro.

00:00:30:24 - 00:00:39:19 Alex Very nice. And what about your experience living in that? Living in either of those places made you want to reach out to us for this interview?

00:00:39:22 - 00:01:20:10 Rob Well, I love my community, and we are growing like crazy. We have gone from 260,000 people ten years ago to over 245,000 people. With the last census that came out, we're the fastest growing community in all of Tennessee. We have a great lifestyle. We have the largest undergraduate university in the state located in our backyard, which is Middle Tennessee State University, which currently has 23,000 students.

00:01:20:10 - 00:01:29:24 Rob And so with undergraduate, we're actually larger than the University of Tennessee, although they get all the attention.

00:01:29:26 - 00:01:35:20 Alex Yeah. So you mentioned your hometown and where you currently live. Have you lived anywhere else?

00:01:36:25 - 00:01:58:14 Rob gosh, I've lived all over the United States. I lived in Maryland. I've lived in Florida, Ohio, Kentucky, Texas. So West Virginia, So lived quite a few different places. But Tennessee is by far my favorite place. If we had an ocean that was here would be perfect.

00:01:58:14 - 00:02:10:17 Alex But yeah. So you've kind of talked about how this is your dream place. What are some specific things about where you're living now that you really like?

00:02:10:28 - 00:02:39:10 Rob we have a great hiking system. We have lots of hiking trails and bike trails. We have one of the largest Civil War battlefields located here, right in our backyard for the Battle of Stone River was fought back in 1862 or 1863. Wow. We have a lot of historic sites. We have historic downtown that's been preserved quite well.

00:02:39:13 - 00:03:07:17 Rob We're the only community in all of the state of Tennessee that allows for people that want to buy historic homes to actually get a tax abatement for no other property taxes. So if you buy an old home and you fix it up, you only pay the property taxes on it as it was before you approved it. And they will update the property taxes for a period of 10 to 15 years.

00:03:07:20 - 00:03:22:14 Rob So that that's a great thing. If you like old homes and you like history. Rutherford County, Murfreesboro. That's really your only choice. Well, you have a lot of choices, but only good choices. Tennessee.

00:03:22:17 - 00:03:31:07 Alex Nice. On the flip side, where do some things about that? About your town that you could live without, that you wish were different?

00:03:31:09 - 00:04:01:13 Rob No traffic. I don't think anybody loves travel. Even people that love to drive traffic. But because of the growth. Growth always is something that it never really pays for itself and you're always trying to play catch up with it. So as as we grow, there's always a strain on the infrastructure, but we're doing some novel things. We're trying to encourage folks that, you know, can work remotely to locate.

00:04:01:13 - 00:04:31:26 Rob Here we have high speed Internet, we have fiber optics. We have a strong commitment to people that want to be a part of a community. We have a downtown section that is walkable with historic things to see the it's kind of the ideal place for somebody that really wants to slow down from a large city, like maybe Los Angeles or New York or Atlanta.

00:04:31:29 - 00:04:47:27 Rob You want it. We have great access still. We're only 35 minutes from Nashville, where there's all the music and nightlife. But we have a great cultural scene here, too. That doesn't mean you have to fight the traffic or Nashville. So it's the best of both worlds.

00:04:47:29 - 00:04:56:08 Alex It's very lovely. I can draw my own conclusions about this, but just for posterity, would you recommend someone else move there?

00:04:56:11 - 00:05:11:16 Rob Pretty much. I've brought my family here, but most of my friends are here and I'm kind of the unofficial tour guide for for my extended family when they're coming through the area and into the car and travel around on the side. So yes, everybody can come to Murfreesboro.

00:05:11:18 - 00:05:22:02 Alex Tammy Very nice. So you mentioned that you've lived all over the U.S. a while back. What would you say was your biggest move, both distant, wise and that culture shock.

00:05:22:05 - 00:05:41:06 Rob Distance wise and culturally, the the longest and most difficult move that we had was moving from East Texas to Hagerstown, Maryland. That was that was the biggest cultural shift and the biggest change of accents.

00:05:41:08 - 00:05:45:22 Alex Do you have tips or advice for people that might be making a similar move?

00:05:45:24 - 00:06:20:09 Rob I would say if you contact a local realtor and just do some research on the area, if you want to kind of know what the housing market is, is going to do, visit the the Rutherford County Talley website. If you want to know more in-depth about what property values are doing, those go to the the property assessor's website, which I think is our CPA team dot com.

00:06:20:11 - 00:06:54:13 Rob And you can check on housing values now property prices in Tennessee or only periodically updated. So the value that you see for tax purposes maybe four four years ago right now or it may be current then just check some of the online websites and Realtor.com and check with them. Go to the Middle Tennessee Association of Realtors, contact them, and they'll put you in touch with somebody that could better advise you on where you might want to live.

00:06:54:16 - 00:07:21:14 Rob It seems like different communities have different areas, different fields, but it's a four year itch. And if you if you like, like be closer to Nashville, that probably Laverne would be an area because it's right up on the Nashville County line. So you just drive 2 minutes into Nashville or if you're Nissan, manufacturing is located in our community.

00:07:21:14 - 00:07:49:10 Rob So if you want to work for the automotive industry, you might want to look at Smyrna. If you're interested in being closer to the college or even to work for the university, then of course you'd want to be in Murfreesboro. But we have 624 square miles, so we're a very large county. We're fourth largest county in landmass, and all of Tennessee, we have Percy Priest Lite.

00:07:49:12 - 00:08:03:08 Rob So if you like boating where we have hundreds of miles of shoreline for fishing, jet skiing, sailing, house boating, just all kinds of recreational stuff.

00:08:03:10 - 00:08:13:09 Alex Nice. And then I just wanted to ask, how is best places like helped you in your moving, if at all? Like how have we assisted you?

00:08:13:09 - 00:08:38:24 Rob Hopefully all Well, I do a ton of research on, you know, places to visit because when you have kids you daytrippers because you can't really plan to go a long place. So I like to look and see what's within driving distance. What's neat about the different communities and of course, eventually you see the gray in my hair. What little here I have left.

00:08:39:00 - 00:09:05:04 Rob This way I'm going to want to retire and find a place that my wife and I can move to that may not be too far away from our family and our our kids and our folks which don't come with us. We're we're taking care of some of our our relatives because they're elderly. But the fire some place more fits what we're going to be doing for the last chapter of our watch.

00:09:05:06 - 00:09:13:11 Alex Yeah. And if you don't mind me asking, speaking of retirement, all that, your office background looks very official. Do you work for the county or something?

00:09:13:11 - 00:09:23:27 Rob Yes, I do. And the property assessor so that I'm that dirty person goes up there and tells everybody that their values are going up nice.
